Buying a home should be exciting—not overwhelming! With your buyer’s agent, lender, and closing attorney working together, every step is handled for you—from finding the perfect home and negotiating the details to securing your loan and preparing the final paperwork. On closing day, you’ll sign the documents, the deed is recorded, and just like that… you’re officially a homeowner.

I won't tell you to paint everything beige or make your property as neutral as possible to appeal to the masses. I have a different paradigm, one where differences are celebrated and highlighted. Every home, farm, or piece of raw land is unique and I consider it my task to shine a light on what makes your property stand out in a sea of neutral tones.

 

That said, I will also be honest about what I believe are important updates/upgrades to consider. I don't like surprises and my goal is always to have smooth transactions. Upgrade/update suggestions are meant to allay buyer fears and head off issues that will come up in inspections. This goes a long way to creating a smooth transaction where all parties feel served and supported.

 

Each property is different and I approach each one with fresh eyes and fresh energy. Below is a general overview of the Selling process.

What's The Process?

First Let's Meet with the Agent! Me!

  • Initial meeting with the agent to discuss your goals and timeline

  • Overview of the selling process and suggestions of updates or repairs

  • Agent researched recent market activity to set listing price

  • Listing paperwork is drafted and marketing schedule is set

  • Agent arranges photos, floorplan and staging, if applicable

  • Marketing begins with MLS entry, lockbox installed, and sign out front.​​

You're Under Contract. Now What?

Listing Agent Coordinates

  • Due Diligence inspections (HVAC, pest, structural, environmental, etc)

  • Negotiate repairs / credits

  • Contract Amendments

Lender Coordinates

  • Buyer’s formal loan
    application begins

  • Appraisal

  • Verification of income and assets

  • Appraisal value set

Attorney Coordinates

  • Title search to confirm no liens on property

  • Drafting seller document for sale

  • Communicate with lender to assemble closing package

What to expect on Closing Day.

  • All seller required documents to closing attorney

  • Buyer attends closing and signs all lender and attorney required paperwork

  • Deed recorded and lender releases funds.

  • Seller is paid
